The window is the whole job. Guests leave at ten, the next party pulls in at four, and whatever happens in those six hours decides the review. We run turnovers as a fixed route with a printed sequence so nothing depends on somebody remembering, and the crew starts in the bedrooms because linens drive the longest part of the visit. Beds get stripped and remade with fresh sets, and the used ones either leave with the crew or go into your on site laundry, whichever your setup uses. Bathrooms follow, then the kitchen, then the floors, then the screened pool deck and the patio furniture.

Photos are part of the handoff, not a favor. The crew shoots each finished room, the made beds, the stocked bathroom and the counters, and those images land on your phone before they pull out of the driveway. If a towel set is short, a remote is missing or a guest cracked a glass top table, you get a picture of it at the moment it was found instead of a complaint from the next arrival. Missing item counts get logged so you can charge a deposit with evidence behind it. Anything that needs your decision gets a phone call before the crew leaves the property.

Most of the turnover properties we run sit in Kissimmee, Davenport, Championsgate and around Celebration, which is where our routes are tightest. That matters because a crew already in the neighborhood can absorb a late checkout without wrecking the rest of the day. We hold the window you give us, and when a guest overstays and the flip is at risk you hear it early rather than at three thirty. Back to back bookings on the same day are normal in this market and the schedule is built for them instead of treating them as an exception.

You get a set price per turnover, agreed before the first one, so your cost per stay is a known number when you price a booking. Heavier work like the oven, the grill or the inside of the cabinets gets scheduled on a quiet week rather than forced into a six hour window. Can you handle a same day checkout and check in?

Yes, that is the normal case for the properties we cover. The crew is scheduled into the window between the checkout hour and the check in hour, and the route is planned so travel does not eat it. If a guest stays past checkout, call the moment you know and we will shift the order of the stops. What we will not do is cut a bathroom short to beat a clock.

Do you supply the linens and the amenities?

Owners usually supply both and we keep the par levels you set at the property. We can wash on site when the home has a working laundry, or swap sets when you keep extra inventory in a locked closet. If you would rather we buy consumables like paper, soap and coffee, we can do that and bill at cost with the receipt attached. Either way you define what a full stock looks like and we count to it on every flip.

What happens if the guest left damage?

You get a photo and a message while the crew is still on site, so you can decide before the next arrival. Small things like a broken glass or a stained towel get logged and replaced from inventory when you keep some in the house. Anything that affects the stay, a soiled mattress, a broken door, water standing on the floor, gets a call instead of a text. We are not going to hide a problem to make a turnover look clean.
