An empty unit gets judged differently than a lived in one, because there is no furniture left to hide anything. A property manager running the exit inspection opens the cabinets, pulls out the refrigerator drawers, looks at the top of the door frames and runs a finger along the blinds. That is where deposits get taken, not on whether the living room floor looks nice. We work an empty house in that order, from inside the storage outward, so the items on an inspection sheet are the items that get done. Drawers come out, shelves get washed, and the inside of every cabinet is wiped and left dry.

Closings run on a clock and the schedule rarely leaves slack. Movers finish late, the walkthrough is at nine the next morning, and nobody wants to hear that the crew can come Thursday. We hold slots for closings and lease turnovers and we work Saturdays and late afternoons when that is what the date requires. Tell us when the truck is out and when the keys change hands, and the visit gets built around those two times. If the unit is still partly full, say so up front so the scope and the price account for it.

Most Orlando leases hand you a checklist at move out and the items on it are specific. Stove and oven, refrigerator, cabinet interiors, bathroom fixtures, window sills, light fixtures, floors. We work that list directly instead of guessing what the manager cares about, and if you have the actual sheet, bring it to the walkthrough and we will price against it line by line. For a closing the standard is similar even without a form, because the buyer walks through with the same instincts.

Move in cleaning is the same work aimed the other direction. The last tenant moved out, the unit was cleaned to a landlord standard, and you still do not want to put your dishes in those cabinets. We wash the interiors, disinfect the bathrooms, clean the appliance seals and finish the floors before your furniture lands on them. This is the one moment when the place is empty and every surface is easy to reach, which makes it the cheapest point in the whole tenancy to do it properly. Ask for it before the truck arrives, not after.

Will this get my security deposit back?

Cleaning is the part of the deposit we can control and we do that part completely. What we cannot control is wall damage, nail holes, a carpet stain that went into the pad or a missing blind. We clean to what an exit inspection actually looks at, which removes the cleaning line from the list. Send us the checklist from your lease and we will price the visit against those exact items.

Does the unit need to be empty?

Empty is better and it makes the price lower, because the crew reaches everything without moving boxes. We can work around a few items left in a garage or a closet if you tell us in advance. A place that is still half furnished takes longer and gets scoped differently, which is why it has to be on the sheet before the day. Do not assume the crew will move furniture that is still sitting in the rooms.

How fast can you schedule a move out cleaning?

Often within two or three days, and sometimes the next morning depending on the week. Closings and lease end dates get priority because those dates cannot move.
