Dr. Phillips houses are large, and the number that matters is not square feet but fixtures. Five or six full bathrooms is ordinary, and each one has its own glass, its own grout line and its own hard water pattern. Stone floors are common on this side of town, travertine and marble in entries and baths, and stone will not take the acidic cleaner that works fine on tile. We use a neutral product and a rinse pass on stone, then dry it, because spotting shows on any polished surface. Kitchens run long, with a butler pantry and a second sink that get skipped by anybody working on a clock.

Most of these neighborhoods are gated with an association, so access is part of the plan. We send the gate our crew names and vehicle ahead of the visit rather than letting anyone sit at the callbox. Service hours are set by the HOA in several of these communities, which is why the first walkthrough covers logistics as well as rooms. Where a house has a pool deck, the patio doors and the glass across the back get the same attention as the interior. Standing appointments work best here, every two weeks with the same crew, so nobody has to walk the house twice.

A square footage figure over the phone is a guess, because two houses of the same size are completely different jobs once you see how they are lived in. You get the room by room list and one price per visit, usually the same business day.
