- How We Work
How an account with us actually runs
Six steps between your first message and a standing weekday you never think about again. Exactly one of them asks for your time.
The order it happens in
Nothing here is clever. What is rare is putting it on paper and then running it identically every week, which is the entire point.
Tell us about the property
Call, text or send the form. Square footage, how many bathrooms, pets, whether there is a screened patio, how often you want us, and anything the last cleaner kept getting wrong. Two photos of the kitchen and the main bathroom save a phone call.
Free walkthrough
Rosemary comes out and looks, at no cost, for every house and every commercial suite. Twenty minutes in a home, longer in a building. Nothing gets priced off a guess and nothing gets discovered on the day.
One number and a written scope
You get a single price per visit and the room by room list that price buys. Nothing is implied. Cut anything, add anything, and settle all of it before you commit to a first visit.
The first clean
Most homes start with a deep clean so the standing visits have something real to hold. If yours does not need one we say so and quote the regular visit instead. Nobody here sells a deep clean to a house that does not need one.
Your day and your crew
You get a fixed weekday and an arrival window, and the same people keep coming back. Offices get the same arrangement after hours, keyed and coded to your suite. Rentals get slotted against your checkout and check in times.
Say it once and it stays said
Anything you flag goes onto your written scope that day and stays there. The scope follows the property, not the person who happened to clean it, and nothing on it changes without you hearing about it first.
Why the visit is priced, not the hour
An hourly rate puts you and the people cleaning your house on opposite ends of one clock. Every minute they work faster takes money out of their pocket, and the only way you can audit the invoice is to stand in the hallway watching it happen. Nobody actually wants that arrangement inside their own kitchen.
A fixed price per visit moves that risk onto us. A slow morning becomes our problem to solve. When the crew gets quicker because they have learned the house, you still pay the number you agreed and we keep the difference. It is the only version of this where both sides are pulling toward the same result.
Why the same people come back
A rotating crew starts at zero every time. They do not know which office nobody sits in, which floor cannot take standing water, or that the gate code changed in March. What lands is an average clean instead of yours, on every single visit.
Your address keeps its crew and the crew keeps your address. It makes the schedule harder to build every week, and it is the biggest single reason accounts here run for years rather than a few months.
What happens the day something goes wrong
Something will. A room gets skipped, a lamp gets knocked, or an afternoon storm turns a Tuesday into a phone call at seven in the morning. What decides whether you stay is the next hour, not the apology.
You call or text Rosemary directly. If it was on your scope and it got missed, the crew comes back and redoes it free, with nothing to argue about, because the scope was agreed before anyone started. If something got damaged, say so, it gets documented and the insurance handles it.
How we work, in detail
If your question is not here, call and ask it. We would rather tell you a smaller job is enough than sell you a bigger one.
How do you price a job?
One flat number per visit, agreed before anything starts. It comes out of the walkthrough: how many bathrooms, how much of the home is actually lived in, pets, the amount of glass and stone, how often we come and what goes on the scope. Once it is set it does not move unless you change the scope.
Is there a contract?
Not on a home. Residential plans run visit to visit and you can stop with a couple of days of notice. Commercial buildings usually run a twelve month agreement because staff, keys and equipment get committed to your site, and those carry a thirty day exit. Rentals run per turnover with no minimum.
Do you bring your own supplies?
Every visit, machines included. Vacuums, mops, microfiber, liners and products all arrive in the van. Nothing is charged as an extra and nothing runs out halfway through a bathroom. If you want a product you already own used on one specific surface, leave it out with a note.
Which areas do you actually cover?
Orange County first, then Seminole and Osceola. Orlando, Winter Park, Maitland, Lake Nona, Dr. Phillips, Windermere, Winter Garden, Apopka, Altamonte Springs, Lake Mary, Oviedo and Sanford, plus Kissimmee and Celebration on the Osceola side.
Tell us about the property
The walkthrough costs nothing and nobody pitches you at it. We look, we ask what keeps going wrong, and we put the number and the list in writing. You decide after that, in your own time.
- We come out free and nothing gets signed
- A written room by room list, not a promise made on the phone
- A flat price per visit, never a running clock
- Certificate of insurance issued to your association on request
- The same crew returns to your address
- A couple of days of notice ends a house plan, no penalty
Straight answers
Outside those hours it goes to voicemail and comes back the next business morning.

Tell us where the property is and what it needs. The list and the price come back, usually the same business day.
It starts with twenty minutes at your door.
The walkthrough costs nothing, nothing is signed at it, and it is the only step that needs you present.
