Orlando is our home base, so a walkthrough gets booked fast

Orlando housing runs from 1940s bungalows in College Park to new condo units off Church Street, and the work changes with the building. A bungalow has original wood floors, plaster walls and a narrow hall that a full size vacuum will not clear, so we bring the low profile machine and hand tools instead. Newer units are quartz, LVP and glass shower panels, which makes hard water spotting the real job and brings grit in from the parking deck. Older houses in Delaney Park and Conway hold dust in window tracks and in the AC return, because the air handler runs most of the year. We write the scope room by room after we see the floor plan, never before.

Downtown offices and SoDo suites fill the other half of the week. Most of that work happens after six, when desks are empty and chairs can be moved to get the whole floor. Mills 50 and Audubon Park storefronts want early morning instead, before the doors open, so the entry glass is clear when the first customer walks up.
